Our Story

Welcome to Holiday Homes Keswick. We connect families, couples and groups with self-catering properties across Keswick and the surrounding Lake District fells and valleys. Our office is at Southey Hill Industrial Estate in Keswick, CA12 5NR. We know this area in proper detail — the roads that flood in November, the valleys that stay quiet all summer, the properties with views that are worth paying a bit more for.

Keswick sits at the northern end of Derwentwater, surrounded by some of the most walked fells in England. Skiddaw is 931 metres and starts virtually from the edge of town. Blencathra stands at 868 metres to the east. Borrowdale opens up south of the lake. Buttermere is 9 miles over the Newlands Hause road. This is the centre of the northern Lake District and Keswick is the natural hub of it.

Prime Locations

Our properties sit close to Derwentwater, the Catbells and Latrigg paths, Castlerigg Stone Circle, Whinlatter Forest and Borrowdale. Many are within walking distance of Keswick town centre. We won't list a property in an awkward location unless the property itself genuinely justifies it. Most don't, and we don't spend time on them.

Every property in our collection is verified before listing. Self-catering means a properly equipped kitchen, clean linen, reliable Wi-Fi and heating that works on a January evening. Lake District winters are real. We hold properties to practical standards, not just paper ones.

Self-catering gives you freedom the Lake District specifically rewards. You can be on the fells by 7am if you want. You come back muddy and wet, change and head straight out again without worrying about other guests or hotel timetables. You cook when you're hungry using local produce from Keswick market or the farm shops in the surrounding dales.

The Lake District became a UNESCO World Heritage Site in 2017. The designation covers 912 square miles of Cumbria. Keswick is inside those boundaries. When you stay here, you are in the middle of a landscape that has been continuously valued for its natural character for over two centuries. Wordsworth, Coleridge and Southey all knew this area well. They came for the same reasons people still do.

Our collection spans Keswick, Borrowdale, Buttermere, Bassenthwaite, Threlkeld, Portinscale and Braithwaite. Town-centre terraces with parking and quick access to Keswick's shops and restaurants. Lakeside properties on the western shore of Derwentwater. Farmhouses set well back into Borrowdale with the kind of unbroken valley views that aren't available anywhere else in England. Properties with enclosed gardens for dogs and children. Larger houses with multiple bathrooms for groups of 10 or more.

Winter breaks are bookable across the collection. Open fires and wood-burning stoves feature in many of the Borrowdale and Buttermere properties. The fells in January are quieter, the light is extraordinary and peak-season pricing drops significantly. It is a genuinely different experience from a summer visit and one that is underrated.

Why Choose Holiday Homes Keswick?

Keswick is a working Cumbrian market town with a charter dating to 1276. The market runs on Saturdays and Thursdays in Moot Hall square. Independent shops line Lake Road. The Derwent Pencil Museum covers the history of graphite, first discovered in Borrowdale in 1550. Theatre by the Lake on the eastern shore runs a full programme year-round. Honister Slate Mine at the top of the pass offers underground tours and via ferrata. Whinlatter Forest Park, 4 miles from town, is England's only mountain forest.

Windermere is 17 miles south. Ullswater is around 20 miles east. Coniston is 17 miles south-west. Staying in Keswick puts all of those within comfortable day-trip range while keeping you based in the northern Lake District, which is consistently less crowded than the southern end of the National Park.
