A lovely property very convenient to town centre. Garage is the usual small size so it was tight getting Hyundai Tucson in but we managed. Tv picture and sound wasnt great but not really an issue for me. The bedrooms are great as are the bathrooms. Kitchen is superb. One problem we did have was the hob kept cutting out and tripping fuse. I advised Sykes of this and the owner rang me. She said it has never happened before as if that made it alright. This was day 7 of a 14 night holiday and she never did send someone round to fix it.

Very pleased with High Hill, it was very well appointed and comfortable. Certainly one of the best holiday let's we have used. First time in Keswick, usually stay a bit further south but often visited Keswick so decided on a change and cottage certainly offered a great place to stay. It was excellent location and convenient for town with easy access to surrounding parks and villages. Facilities were good and auto setting for heat and hot water was excellent, often find it tricky to use different systems in some holiday cottages. Probably the only slight negative is the outside area, whilst tidy and pleasant to use our dog prefers to have a bit of grass in his garden
Overall it was clean, comfortable and central to Keswick.
We stayed here last year and it was excellent, this year was no so good. I must say though it is very convenient to the town and walks. Unfortunately kitchens had dirty sponges left in them, the taps in the bathroom suite on the bath did not work therefore had to fill the bath with the shower hose the tumble dryer had not had its condenser emptied of water or the filter cleaned and there were clothes left in the draws upstairs. The cottage is in an excellent location and there is a lot of space. The only negative I have is that they could have had a down stairs in the utility room as there was wasted space. The master bedroom had spots of blood on the pillows and quilt I only noticed this when I took off the bedding. The pillows and settee in the lounge need a steam clean as it seemed grubby. The mop was useful but it was old and dirty. If these items could be addressed it would make for a perfect stay.
Our second stay at High Hill Farm. Excellent location, very clean, spacious and warm. Couldn't give 5 as facilities could be better provided for. Kitchen is well equipped except for a measuring jug. No spare toilet rolls, no dishwasher tablets or wash up liquid or kitchen roll. We've stayed in loads of self catering properties and these items are commonplace.

Good location in Keswick, a short stroll, both from the town centre and the LDP. Well equipped accommodation, comfortable and stylish.
Great property. The owners have thought of everything when supplying kitchen utensils, it made a lovely change to have all the kitchen equipment required. The house was lovely and warm despite the cold weather. It is located right next to the Premier Inn, but there was no noise from there at all. Easy walk into town. There is only parking for two cars and if one is fairly large then the smaller will have to go in the garage, though this isn't a problem. The only slight niggle we had is that the shower heads could do with a good scrub. Apart from that the house was very clean and tidy.
The house is lovely, the rooms are all a great size, We could not believe the amount of kitchen equipment, so many cupboards full of everything needed for self catering. We usually find there is enough crockery and cutlery for just the amount of people the home is for, High Hill Farm catered for a lot more . Everything was of good quality from the towels to the bedding. The gardens front and back would be great for a nice day but we were staying for New Year and it was too we and cold to sit out, the dog loved it though. The children loved the sitting area which is part of the kitchen and played in there as often as they could. Very close to the town and walks. There is a sausage place behind the house where you can purchase sausages and bacon which is handy for breakfasts. The pencil factory is only Two minutes away. The museum is not far and your ticket is valid for 12 months. The children 6 and 3 years loved it, so did the adults. I have seen reviews stating there is not extra toilet paper or no treats etc, it is self catering, if you do get these things it is a bonus but not expected in my opinion. The heating was exceptional, it was freezing outside and we were never cold, we have been wishing we could go back just for the warmth. Highly recommend this home from home.
Great stay at the High Hill Farm Cattage. It has a great location of just 5 minutes walk into Keswick. It is also central to a lot of walks. We did Walla, Catsbells, Lattig and Skiddaw. The cottage was very clean a spacious with all amenities you could ask for.

A lovely well equipped, spacious and stylish property. Would benefit from a downstairs WC but plenty upstairs to choose from. The main downside is the wifi which is poor, intermittent and only works in certain areas of the house.
Hi, We all enjoyed the house. Had everything required. The only thing we found would have been an asset would have been a downstairs toilet due to the fact we are all fairly old. LOL
This was a wonderful cottage so central to the town. The property was very comfortable and clean. We have already booked to go back next year.
We absolutely loved High Hill Farm Cottage. It provided the ideal base for our family group six adults plus one dog to enjoy the New Year in Keswick. The house is extremely well equipped and comfortable with enough room to give us all our own space when required. The location was perfect sufficiently out of town to be peaceful and yet only a five minute walk to all the local facilities. As the town was busy and getting a meal out could prove difficult, we cooked on most days and the kitchen had everything we could possibly have needed and more. Our only slight criticism concerns the rug beneath the coffee table in front of the TV in the kitchen. It was absolutely filthy and this seemed so out of keeping with the rest of the house which was so spotlessly clean. A minor point, but one which would be easy to rectify. We wouldnt hesitate to stay at High Hill Farm Cottage again and would happily recommend it to anyone looking for a comfortable and convenient place to stay in Keswick.

What a wonderful property. We really enjoyed our stay here, very close to the town. The property was lovely and clean, it was comfortable and well equipped with everything you need. Would definitely stay here again, thank you for making our holiday special.

The house was perfect in its location right at the edge of Keswick. Plenty of space for the 6 of us. Big bedrooms, 3 bathrooms and large searing areas, all worked really well. Constructive suggestions. V small things w3 found that could be improved Doors that wont open or shut easily. Locks that dont work on bathroom doors. Basic maintenance? Supply of kitchen roll and spare toilet rolls. Only 2 dishwasher tablets for 6 people for a week? We dio not expect to have to buy these things ourselves. Overall however I would recommend th3 cottage and would also return again

The cottage is in an ideal location. Very convenient, comfortable, quiet and well appointed with facilities. Spotlessly clean. Well maintained. Very comfy beds. Easy to manage entry. Our group of friends would definitely book again in the future. Minor points are we would have appreciated a spare toilet roll in each toilet though. And even just one paper towel roll there was none on our arrival. The exact bin day is a bit confusing. And the lack of provision for recyclables is disappointing. Keswick itself would benefit by having more recycling sites available considering the number of visitors it attracts.
We had to buy dish washer tablets and replacement bin bags, info about the bin day was confusing, is it Tuesday or Thursday, it says both in the instruction book. These are small matters in relation to the excellent time we had at this property, highly recommended
This was the most well equipped property we have ever stayed in and spotlessly clean.

Well appointed lovely large house. A few things like inside microwave and banister were dirty but generally clean house. Shame about constant digger beeping from building work. Therefore couldn't really sit outside in court yard.

This was a well equipped house although the kettle could do with replacing! The rooms were a great size and there was plenty of space for our party of four adults, one child and a dog. I drive a Ford Kuga and with care we were able to just get it in the garage..just beware of the sandbags at the rear. It was well located and the building works had no effect at all on our stay. We were pleasantly surprised by the size of the rear patio area which was well used buy us in the nice weather. The negatives we have is that once you get to the property you see that there are notices saying that dogs are not allowed on the furniture nor upstairs. The furniture I understand as damage could be caused but the reason for not allowing dogs upstairs was to prevent future guests with allergies from having a reaction. This made no sense in a property which allows dogs, especially when there were items of furniture that were costed in dust! In order to prevent our dog jumping on furnishings overnight we closed the doors to the living areas, but there is no door to block off upstairs. Thankfully wed brought our pet bed and was able to coach our dog to stay in the hall, but it could be an issue for other dogs. Also, the property was only supplied with three toilet rolls which seems quite low for a 5 star property that sleeps six.

An excellent property. Spotlessly clean with everything you could want for a perfect holiday. We were three couples sharing the house and we had plenty space, more than adequate crockery and cutlery and glasses. The three bathrooms were beautiful and the outside seating area was private, a sun trap. The beds were so comfortable which is necessary for a good nights rest. The building work across the way did not disturb us at all, in fact it was so quiet. Was only a few minutes walk to the centre of Keswick. Parking for three small cars one in the garage. We will definitely use the house again when next holidaying in Keswick.

What a beautiful property, spotlessly clean, well equipped and so spacious and comfy. It is a 2 mins walk from Keswick which was ideal. The building work opposite caused no disturbance to our stay. We were a family of 2 grandparents, 2 parents and 2 daughters & a dog.it was ideal and well definitely be back.
Really pleased with the property great location, anything in Keswick that has private parking is always a bonus. Stayed in some great properties over the years, but this must rank as one of the most well stocked ever no shortage of cutlery, different glasses, crockery etc. Very high standard of finishes, better than expected and nice views over towards Cat Bells from the side windows of the property. Very cosy area in the kitchen for sitting and relaxing as well as a lovely lounge.
The holiday home was lovely and well equipped, unfortunately food had been left in the freezer which I had to dispose of. the microwave oven was dirty and the cooker grill pan and tray were not clean. The welcome pack was a lovely idea but unfortunately the biscuits and coffee were well past there sell by dates. sort these issues and you will have a great property
We had a fantastic stay at High Hill Cottage so close to Keswick town just as we wanted, very clean on arrival and ready on time. Everything you could need was provided and more lovely size property all round. Just one thing that didn't go down well, that we weren't told about was the building works going on at the front of the property, new hotel being built, some early noise that woke us up, but all in all we loved the place.

Excellent location on outskirts of Keswick. This is our 2nd stay at this very well appointed cottage. More bath towels would be helpful but overall facilities are excellent, including very good WiFi!
Great 3 bed3 bath cottage, everything you needed and 2 minutes walk into keswick town centre. Great location for.many walks in the surrounding area.
